The Position

Most houses on a golf course sit beside it.

This one sits above it, and the club took the photograph. The land at 15 Water View Court runs out into the Cliffs Valley course as a 270-degree peninsula, an acre and a half of ridge with the third green forty feet below and the fourth tee beyond it. Ben Wright routed the holes around this ground.

The Cliffs put the resulting view on the cover of its scorecard and on the club website. Residents have called the house the Gem long enough that the name stuck. The lot sits at the end of a cul-de-sac, so the only traffic is the people who live on it, and the gatehouse is a walk from the front door rather than a drive.

The House

Planned around the view rather than pointed at it.

Alora built here in 2007, when it was the premier sponsored builder at The Cliffs. Stone, timber and arched loggias outside. Inside, twenty-five-foot ceilings, a dry-stacked stone fireplace running the full height of the great room, and a bowed wall of glass at its west end where the room turns to follow the ridge. The primary suite repeats the curve under a coffered ceiling, and a third curved bay sits on the terrace level.

Storms cross the valley in full view here, and the fall color arrives across the whole fairway at once rather than through a window.

The Kitchen

Built to be used.

A granite island under a floating hood, six burners, professional appliances, a bar and a butler's pantry, opening to the breakfast nook and out to a screened porch with a fireplace in it that stays open from April to October. Four fireplaces in all, including one outdoors on the flagstone.

Two Primary Suites

One on each level.

The main-level suite runs 17'11" by 21'10" under a coffered ceiling, with double vanities, a soaking tub, a separate shower and two walk-in closets. The second sits on the terrace level at 17'10" by 18'0" with its own bath, double vanities and walk-in closet.

Paired with the terrace level's own kitchen and dining room, the second suite is a genuine second residence rather than a guest room with a nice bath.

The Terrace Level

Downstairs, the house stops being a house.

The terrace level carries a second kitchen and dining room, a recreation room, a wine cellar, a golf simulator, a gym, a sauna, a steam shower, a hot tub inside a colonnade of stone arches, and its own primary suite. Three more bedrooms sit on this level, each with a walk-in closet.

A foursome can come off the course, cook, drink, play a simulated round and go to bed without anyone upstairs knowing they arrived.

The Garden

Built rather than planted.

Boulders carry a waterfall down into a koi pond. Nineteen years on, it reads from the air as part of the course. A stone staircase climbs through the planting from the motor court to the front door, and flagstone terraces step down toward the fairway.
